Tell us about your holiday home project in Bodrum

The first thing that comes to mind with Bodrum is the white cubic houses terraced step by step up the hillsides, with stone walls here and there, blue window frames and courtyards shaded by bougainvillea. This simple, cohesive fabric expects any new villa built on the peninsula to sit in harmony with its surroundings too. At Çayyolu Architecture & Construction, we approach villa architectural design in Bodrum by reading the view, the wind and the sun, respecting the local fabric while meeting today’s expectations of comfort.

Because many parts of Bodrum fall within protected heritage sites or conservation areas, building conditions can vary from plot to plot; some plots may require the approval of the Regional Board for the Conservation of Cultural Heritage (Kültür Varlıklarını Koruma Bölge Kurulu), and on plots close to the sea, the coastline setback and zoning plan restrictions must also be examined. Our design office is in Ankara; we manage the project from here, run the site with local teams and keep you informed with regular reports through our remote project management system.

For façades combining local stone, white render and timber, we specify in the project materials and construction details that withstand damp, salt and sun.

    A Closer Look

Villa Design Suited to Bodrum’s Climate and Character

In Bodrum, the summer sun is harsh, the wind is noticeable on most days, and the sea air is salty and humid. These conditions directly affect both living comfort and the lifespan of the building. That is why we begin the design by determining which way the façades face and how the wind will move through the house.

Local zoning and aesthetic rules applied in the area can be decisive on matters such as façade colour, storey height, roof form and the use of stone. Examining these conditions at the start of the project and shaping the design accordingly prevents lost time at the permit stage.

    • Solar control with eaves, pergolas and deep window reveals
    • Natural cross-ventilation through openings facing each other
    • Window frames, balustrades and fixings resistant to salty air
    • Waterproofing details for the roof terrace and foundations defined in the project
    • Courtyards and semi-open spaces that provide shade on hot days

Contracts and Reporting Managed from Ankara

While your villa in Bodrum is being built, you will most likely be in Ankara or another city. For this reason, we put the scope of work, work schedule, material approvals and payment plan in writing from the outset. We recommend linking payments not to the calendar but to stages that have been completed and documented.

Because traffic, material supply and crew planning on the peninsula can become more difficult in the summer season, we prepare the work schedule with this period in mind. We share progress on site with photos, videos and written reports at an agreed frequency, and visit the site at critical stages such as the foundations, completion of the structural shell, before services are covered up and before handover. You can find all the clauses that should be included in the contract on our remote project management and site supervision page.

Can an architecture office in Ankara deliver a villa project in Bodrum?

Yes. Design and coordination are run from our office in Ankara, and on site we work with teams who know the area. We visit the site at critical stages and keep you informed with regular reports in between.

My plot in Bodrum is in a protected heritage site. Can a villa be built there?

This depends on the plot’s conservation status and zoning conditions. In protected heritage sites, the approval of the Regional Board for the Conservation of Cultural Heritage may be required. At the start of the project, we examine the plot’s status and clearly set out the roadmap for you.

Can white cubic house architecture be combined with a modern villa?

Yes. When a clean white volume is combined with large glazed openings and a shaded terrace, the result is a villa that fits the area’s character and suits today’s way of life.

Can you renovate my old holiday home in Bodrum?

Yes. We take on the renewal of the façade, roof terrace insulation, wet areas and interiors on a turnkey basis. A firm quote is given after an on-site survey.

Can you give a price for a villa project in Bodrum?

The cost varies with the slope of the plot, the size of the building, the choice of materials and the scope. Once we have seen the plot and understood your expectations, we prepare a firm quote.
