Roof Re-laying, Roof Repair and Roof Renewal in Ankara

We inspect your leaking, heat-losing or worn roof on site and make it last with re-laying, repairs and insulation.

Overview

A stain appearing on the ceiling, a top floor that never warms up in winter, or tiles dislodged after a storm… Roof problems usually start small and grow the longer they are ignored. With our roof re-laying and roof repair in Ankara, we find the source of the problem and offer a lasting solution instead of temporary patches.

At Çayyolu Architecture & Construction, we carry out roof repairs, tiled roof repairs, complete re-laying and roof thermal insulation on villas, detached houses and apartment buildings, drawing on 20 years of experience. As a team that knows Ankara’s harsh winters and summer heat, we make your roof not only watertight but also energy efficient.

Our Services

Our Roofing Services

01

Roof re-laying

The tiles are removed, the timber and insulation layers beneath are checked and renewed, and the tiles are relaid neatly and securely.

02

Roof repair and maintenance

We repair localised problems such as broken tiles, damaged ridges, open valleys and leaks around chimneys at their source.

03

Waterproofing

With underlay membranes and suitable insulation materials, we prevent rain and meltwater from reaching the building.

04

Roof thermal insulation

With thermal insulation applied in the roof space or on the pitched surface, we reduce winter cold and summer heat on the upper floors.

05

Gutters and downpipes

We renew blocked, punctured or undersized gutters and downpipes so that water is drained away correctly.

06

Loft conversion

In suitable buildings, we plan the conversion of the roof space into usable living space, together with the necessary permit and design process.

A Closer Look

What Is Roof Re-laying and When Is It Needed?

Roof re-laying means removing the tiles of a tiled roof, overhauling the layers underneath and laying the tiles again. Sound tiles can be cleaned and reused, while broken ones are replaced with new ones. This way, the roof is also cleared of problems hidden beneath its visible surface.

If you notice any of the following signs, it is time to have your roof inspected by a specialist:

  • Water stains and dripping on ceilings or in the roof space
  • Slipping, broken or moss-covered tiles
  • Noticeable sagging or waviness along the roofline
  • Significant heat loss on the top floor in winter
  • Overflowing gutters and water marks on the façade

02

Roof Repair or Complete Re-laying?

Not every roof problem calls for complete re-laying. If the leak comes from a single point and the rest of the roof is sound, a local repair may be enough. However, if there is rot in the timber structure, widespread tile breakage or an insulation layer that has completely stopped working, spot repairs will soon need repeating.

At the site survey, we inspect your roof on site and explain both options to you honestly. Rather than recommending unnecessary work, we set out what your roof really needs.

For apartment roofs, the decision and the sharing of costs are made among the flat owners. To help the management reach a decision, we prepare a clear assessment documenting the roof’s condition with photographs, along with an itemised quote.

03

Plan Your Roof Together with Other Renovation Works

Roof renewal is more efficient when it is handled together with other work on the building’s outer envelope. If you are planning external wall insulation on the façade, designing the roof and façade insulation to work together reduces thermal bridges.

If you are considering a comprehensive renovation of an older building, we can include the roof in the programme as part of our older building renovation service. You can get a preliminary assessment by sending photos of your roof via WhatsApp, then book an appointment for a free site visit.

What is roof re-laying and how is it done?

It involves removing the tiles, checking the timber and insulation layers beneath and renewing them if needed, then laying the tiles again. Sound tiles can be reused.

How much does roof re-laying cost?

The price varies with the size and pitch of the roof, the materials to be used and the condition of the underlying layers. For this reason, a reliable figure cannot be given without seeing the roof on site; we provide a firm quote after a free site visit.

Do I need a roof repair or complete re-laying?

If the problem is in a single spot, a local repair may be enough. If there is rot in the timber structure or widespread damage, re-laying is the more lasting solution. We determine this on site during the survey.

Does roof thermal insulation really make a difference?

A significant share of heat can be lost through the roof. Properly applied roof thermal insulation noticeably improves comfort in winter and summer, especially on the upper floors.

In which season should roof work be done?

Dry, mild periods are preferred. For urgent leaks, the intervention is planned with temporary protection depending on the weather. The duration is set according to the scope of the work.

Can I keep living in the home during roof work?

Since roof work is carried out on the outer envelope, in most cases you can continue living at home. We cover the stripped sections with protective sheeting at the end of each day and take precautions against sudden rain.
