We first complete the work that protects the building against the elements, such as the roof, façade and insulation, and then move on to the interior. On sloping plots, water reaching the basement and ground-floor walls is the most critical item in the insulation plan.
Large living rooms and high ceilings may also call for the heating and cooling system to be reassessed. We make these decisions at the start of the renovation and lay out the building services accordingly.
Another challenge in renovating villas with a large floor area is the growing quantity of materials and work items on site. At this scale, daily site supervision and weekly progress meetings are the key to keeping the work on track.

In İncek, the garden is an extension of the home. We plan floor levels, material textures and lighting together for the transition from living room to terrace and from terrace to garden. In the final phase of the renovation, we hand over your home as a complete whole with garden landscaping and outdoor lighting.

The size of the villa, the scope of the façade and roof work and any bespoke elements determine the duration. The timeframe depends on the scope of the work; after the survey, we provide a phase-by-phase work schedule.
Can we renovate the villa while living in it?
It is possible with a floor-by-floor plan; however, during periods of intensive plumbing and flooring work, we recommend temporarily using another floor. We plan this together during the survey.
Can structural strengthening be carried out alongside the renovation?
Yes, if the condition of the building requires it. Strengthening projects are prepared with calculations by a licensed engineer and require a municipal approval process; for details, see our villa strengthening page.
Is garden landscaping included in the quote?
Yes, if you wish. We add garden and landscaping work to the renovation quote as separate items and plan it on the same timeline as the interior.
