Tell us about your holiday home project in Çeşme
The Çeşme peninsula, and Alaçatı in particular, has a distinctive building tradition of two-storey houses built of yellowish cut stone, with colourful wooden windows and doors and courtyards opening onto narrow streets. Another defining feature of the area is the wind: the northerly wind that blows frequently in summer brings coolness, but it also means that terraces, gardens and façades must be designed around it. At Çayyolu Architecture & Construction, we plan holiday villa, stone house and interior design projects in Çeşme with these two realities at their core.
In protected areas such as Alaçatı’s historic fabric, approval from the Regional Board for the Conservation of Cultural Assets (Kültür Varlıklarını Koruma Bölge Kurulu) may be required for new construction or repairs; on plots close to the shore, the coastal edge line and zoning plan conditions must also be examined. We manage the project from our office in Ankara, work with local craftsmen on site and follow the process with documented reports through our remote project management approach.

Our Services
What We Do in Çeşme and Alaçatı
From new builds to renewing an old stone house, from interior design to the garden, we deal with every layer of your holiday home together.
Alaçatı-style stone house
With cut-stone façades, timber joinery and a courtyard layout, we reinterpret the area’s traditional house type to meet today’s expectations of comfort and insulation.
Stone house restoration
In an old stone house, we examine the condition of the load-bearing walls and prepare a repair and renewal project that preserves the original fabric.
Modern holiday villa
We design modern holiday villas with pools, featuring a wind-sheltered inner courtyard and terraces protected by windbreak walls and glazing.
Holiday home interior design
Cool, simple, easy-to-clean interiors in natural stone, light wood and linen tones, with kitchens and bathrooms planned for summer living.
Wind-resistant garden
With wind- and drought-tolerant plants, stone walls and shading, we turn the garden into a space you can genuinely use in summer.
Damp and insulation solutions
We include insulation and ventilation details in the project to counter the damp and mould common in holiday homes that stay closed over the winter months.

A Closer Look
Stone, Wind and Winter Closure: Design Decisions Specific to Çeşme
In Çeşme, a holiday home is often used intensively for a few months and then stays closed for long periods in winter. This pattern of use means that the time when damp, salty air and lack of ventilation do the most damage to the building is precisely the time when you are not there. That is why we design not just for summer days but also for the months when the house is shut.
In stone houses, it is especially important that the walls can breathe, that the right mortar and plaster are chosen, and that insulation is applied in a way that suits the nature of the stone. A repair made with the wrong materials can come back as damp and crumbling within a few years.
- Terraces and seating areas positioned according to the prevailing wind direction
- Windbreak walls, glass screens and inner courtyard solutions
- Breathable plaster and mortar compatible with stone walls
- Ventilation and damp control details for the closed months
- Joinery and metal fittings resistant to salty air

Contracts and Reporting Managed from Ankara
Most work in Çeşme needs to be finished before the season starts, which makes it important to set a realistic work programme and tie each stage to a written schedule. In the contract, we clearly define the scope, the material approval process, how change requests will be handled and the handover conditions.
While you are in Ankara or another city, we regularly share reports covering completed work, the plan for the following week and the decisions awaiting your approval. For matters that require a visual decision, such as stone and joinery samples, we obtain your approval with photographs and technical data sheets. All aspects of the process are set out on our remote project management and site supervision page.

Frequently Asked Questions
Can’t find the answer you are looking for? Give us a call — we will listen to your project and answer your questions right away.
0312 240 51 51Can I have an old stone house in Alaçatı restored?
Yes, but depending on the conservation status of the area where the building stands, approval from the Regional Board for the Conservation of Cultural Assets may be required. We first examine the condition of the building and the plot and explain clearly the path that needs to be followed.
Does the wind in Çeşme make terraces unusable?
With the right positioning and windbreak solutions, terraces can be used comfortably in summer. We plan this at the first stage of the design, taking into account the prevailing wind direction on the plot.
Can I hire you for interior design only?
Yes. We also work on interior design and fit-out only for your existing holiday home, planning kitchen, bathroom and furniture decisions around summer use.
Is it possible to have the work finished by the start of the season?
This depends on the scope of the work and when it starts. After the site visit we prepare a realistic work programme and set the handover date in writing in the contract.
