Let’s manage your project remotely, together

With a villa or holiday home being built far from the city where you live, the biggest worry is not knowing what is happening on site. Remote project management means defining the work correctly from the start, tying it to a measurable work schedule and documenting progress regularly.

Below you will find the criteria that must be included in the contract for a project managed remotely, and how we manage this process.

    Our Services

Remote Management Criteria That Should Be in the Contract

Whatever the type of project, these clauses are the foundation of security for a client who cannot be on site.

    01

Clear definition of work and scope

All the work to be done is attached to the contract together with the design drawings, technical specifications and materials list. Work outside the scope is defined separately.

    02

    Work schedule and milestones

Stages such as foundations, structural works, roof, building services, finishing works and handover are written down with dates, and the completion criteria for each stage are defined.

    03

    Reporting routine

The frequency of reports (for example, weekly), their content (photos, videos, work done and work planned for the following week) and the channel through which they are sent are written into the contract.

    04

    Progress payments and payment plan

Payments are tied not to the calendar but to completed and documented stages of work; before each progress payment, a progress report is provided and, if necessary, an on-site check is carried out.

    05

    Material approval

Brand, model, colour and quality grade are submitted for the client’s written approval with a sample or technical data sheet before installation.

    06

    Change management

Every change requested during the project is quoted in writing together with its effect on time and budget, and is not implemented without approval.

    07

    Site visits

On-site inspection visits are planned at critical stages (foundations, completion of structural works, before building services are closed up, before handover).

    08

    Delays and penalty clauses

In which cases a delay is attributable to which party, force majeure events and the conditions that apply in the event of a delay are set out clearly.

    09

    Handover, snag list and warranty

Handover takes place with a signed report once the snag list prepared through a joint inspection has been closed out; the warranty conditions for the work carried out are specified.

    A Closer Look

The Difference Between Statutory Site Inspection and Project Management

For new buildings with a building permit, statutory building inspection is carried out by building inspection firms under Law No. 4708 on Building Inspection (4708 sayılı Yapı Denetimi Hakkında Kanun). This inspection checks compliance with the approved design, the permit and the regulations.

Remote project management does not replace this; it complements it. Our role is to manage the work schedule, budget, quality and communication on the client’s behalf, and to report to you what is happening on site in a regular, documented way.

    02

What Does the Weekly Report Include?

Reports are prepared so that you can understand the status of the work without going to the site.

    • Work completed this week, with photos
    • Work planned for next week
    • Stages that are ahead of or behind the work schedule
    • Materials and decisions awaiting your approval
    • Any problems and the proposed solutions

    03

Which Projects Is It Suitable For?

We provide remote project management for villa and holiday home projects in other cities, turnkey renovation work for homeowners who do not live in Ankara, and projects in Turkey for property owners living abroad. For villa projects in Ankara, see our villa architectural design and construction page.

Does remote project management replace the statutory building inspection?

No. For buildings with a permit, statutory inspection is the duty of the building inspection firm. Remote project management means managing the work schedule, budget, quality and communication on the client’s behalf, and it complements the statutory inspection.

How often will I receive reports?

The reporting frequency is agreed together in the contract; weekly reports are usually preferred. Additional updates are provided at critical stages.

    How are payments made?

We recommend tying payments to completed and documented stages of work. The payment plan is set out in writing in the contract.

I live abroad; can I use this service?

Yes. Meetings can be held by phone and video call, and reports are shared digitally. Your written approval is obtained for critical decisions.
