Building Strengthening
Building Strengthening in İncek
Across İncek’s villas and low-rise residential complexes, we approach strengthening works as a whole, from the foundations to the roof.
Overview
İncek is best known for its villas and homes with large gardens; alongside these, the area also has new residential complex projects and low-rise blocks. In building strengthening in İncek, this variety means each building has to be looked at on its own terms.
In a detached villa the decision rests with a single family, whereas a block in a residential complex requires the shared will of dozens of owners. In both cases, at Çayyolu Architecture & Construction we advocate first having an authorised assessment carried out, followed by execution that stays faithful to the project.

A Closer Look
What to Watch for in Villas and on Sloping Plots
Some of the buildings in İncek sit on sloping ground. On plots like these, retaining walls, stepped foundations and basement walls in contact with the soil must be assessed separately in the strengthening plan; interpretation of the ground conditions is the job of authorised geotechnical and civil engineers.
Another situation we often encounter in villas is conservatories, extended terraces and attic floors added over the years. The load these additions place on the structural system must be taken into account in the strengthening project. If you have drawings or permit documents for any additions, bringing them to the site survey makes the engineers’ work considerably easier.
- Observing cracks in retaining walls and at garden levels
- Recording damp and water ingress in basement walls
- Comparing additions against the approved project

Integrated Works from Foundations to Roof
If the project calls for foundation strengthening, this work may require the temporary disruption of your garden and landscaping. We plan the excavation and backfilling to affect your garden as little as possible and, where needed, complete foundation tanking and waterproofing at the same stage.
Following the column, beam and shear wall interventions carried out as part of the structural strengthening of the superstructure, we can also take on roof and façade works. This way, your villa is renewed as a whole under a single coordination, rather than piece by piece.

Our Process
Our Working Sequence in İncek
01
Getting to know the building and the land
We inspect your villa or block on site, together with the garden, retaining walls and any additions.
02
Referral to expert reports
We explain the application process to an authorised laboratory for concrete testing and to authorised engineers for the analysis and project.
03
An integrated plan
In addition to the approved project, we propose a work sequence that also covers insulation, roof and landscape repairs.
04
Execution and tidy-up
Once the strengthening is complete, we hand back the garden and interiors in good order.

Frequently Asked Questions
Can’t find the answer you are looking for? Give us a call — we will listen to your project and answer your questions right away.
0312 240 51 51Can our old villa in İncek be strengthened without being demolished?
In many villas it is possible, but it is the analysis carried out by authorised engineers that will determine this. If the analysis finds strengthening suitable, a project is prepared and we carry out the works; if not, we discuss the option of rebuilding together.
Does our villa also need a core test?
In a reinforced concrete villa, core sampling is the common way to establish the existing concrete strength. The engineer decides how many samples are taken, and an authorised laboratory takes and tests them; we do not carry out this stage.
How much will our garden be affected during strengthening?
If the project involves work on the foundations or basement walls, excavation may be needed in part of the garden. At the site survey, we make a plan together to protect planting and hard landscaping or to renew them afterwards.
Do you also work on blocks within villa complexes?
Yes. In İncek’s low-rise residential complex blocks, we also carry out works in line with the board of management’s decision and the approved project. Unlike with a single villa, our approach in these buildings focuses on protecting the common areas and residents’ daily routine.
