In buildings facing the main road, the ground floor is usually used as shops or offices. Wide shopfront openings and partition walls removed at a later date are among the issues engineers pay particular attention to; the strengthening design may address this floor separately.
In the garden apartment blocks on the side streets, the way the basement is used stands out: former coal stores turned into storage rooms or flats, and wear caused by damp. During the site survey we photograph these areas and take notes, then share the information through you with the engineers who will carry out the assessment.

A Strengthening Plan That Works for Commercial Unit Owners
Closing the ground-floor business can create problems both for the shop owner and for the other flat owners. That is why we prepare the work schedule together with the building management, taking the business’s opening hours and customer entrances into account.
The design may call for carbon fibre strengthening, steel or reinforced concrete column jacketing, or shear walls. Whichever has been chosen, we apply the materials and details exactly as designed, and if a change is needed, we take no step without the approval of the design engineer.

The sampling points and their number are determined by licensed engineers; the work is carried out by licensed laboratory teams, and the holes are repaired with suitable material. This work is the laboratory’s responsibility, not ours; we come in on the construction side once the results are available.
What happens if the owner of the ground-floor shop objects to the work?
The decision to strengthen is made among the flat owners; we recommend asking your building manager or legal adviser how the legal process works. On the technical side, we make agreement easier by offering a construction plan that minimises the impact on the business.
What does the cost of strengthening depend on?
The cost is determined by the method specified in the design, the number of structural elements to be worked on, the finishes to be removed and reinstated, and access conditions. That is why we review the approved design before giving any figure, and present a clear quotation after the site survey.
