Building Retrofitting in Oran
In Oran’s large, professionally managed complexes, we run retrofitting projects in a way that meets management’s expectations for reporting.
Overview
Oran is a district on the southern slopes of Çankaya, dominated by spacious residential complexes and high-rise blocks. For building retrofitting in Oran, our counterpart is usually a professional complex management and a large number of flat owners, which means communication has to be managed as carefully as the technical work.
In a large community of flat owners, the most frequently asked questions are always the same: What will be done, when will it be finished and how will it affect us? We base our answers on the licensed engineer’s report and the approved design, and we never make promises based on guesswork.
01
Organising Retrofitting in Multi-Block Complexes
Even if the blocks in Oran’s complexes were often built in the same period, their usage and maintenance histories may have diverged. Running the assessment and design process block by block also allows the works to be planned in phases.
In high-rise blocks, lift shafts, stair cores and car park levels often come to the fore in the retrofitting design. When working in these shared areas, we put temporary arrangements in place to keep residents’ access and lift use uninterrupted.
- Phasing block by block with a separate work schedule
- Temporary arrangements that keep lifts and stairs in use
- Weekly written progress updates to the complex management
02
Faithful Execution and Orderly Records
We apply the retrofitting design details in the approved project exactly on site: shear wall layout, column wraps and anchorage points. Any situation that would require a deviation from the design is first resolved with the design engineer before work continues.
Keeping a photographic record of every stage is the most effective way to maintain flat owners’ trust in large complexes. We share these records with the complex management and compile them into an orderly file that interested flat owners can also access.
In the final stage of the works, the plaster and paint of opened walls, removed floor finishes and shared area details are carefully completed. This way, the complex keeps its well-maintained and consistent appearance after retrofitting, and we can also prepare separate quotations for flat owners who want additional renovation inside their homes.

Our Process
How We Work with Your Complex in Oran
01
Meeting with the management board
In the first meeting, we clarify the complex’s block layout, shared areas and the management’s expectations.
02
Obtaining licensed reports
We explain the steps to follow so that the laboratory tests and engineering analysis are carried out by licensed organisations.
03
Phased quotation
We present a quotation priced and scheduled block by block in line with the approved design.
04
Documented execution
We keep the management regularly informed in writing throughout the works and hand over the record file on completion.

Frequently Asked Questions
Can’t find the answer you are looking for? Give us a call — we will listen to your project and answer your questions right away.
0312 240 51 51Are all the blocks in our Oran complex retrofitted at the same time?
Not necessarily. The assessment made by licensed engineers for each block may produce different results, and the works can be divided into phases according to these results and the complex’s budget plan.
Can you give a technical presentation at the flat owners’ meeting?
Yes. Once we receive the approved design, we can explain the method of execution, the sequence of work and the points residents should be aware of in plain language at the meeting.
Who determines the concrete strength?
Concrete strength is determined by tests carried out by a licensed laboratory on core samples taken from the building, and it is licensed engineers who evaluate this data and perform the performance analysis. Çayyolu Architecture & Construction does not carry out these assessments; we execute the resulting design.
Will our lift be usable during the works?
In most cases, yes, but short closures may be needed if work is carried out around the lift shaft. We announce these periods in advance and schedule them for low-usage hours as far as possible.
