Building Strengthening

Building Strengthening in Yaşamkent

Your building in Yaşamkent may be relatively new, but later alterations can raise questions; first, we clarify what is really needed.

Overview

Yaşamkent is one of the more recently developed areas of Ankara’s western corridor. That is why, when we receive enquiries about building strengthening in Yaşamkent, our first question is: does your building really need strengthening, or is the concern coming from something else?

To be honest, not every new building needs strengthening. On the other hand, shops opened up on the ground floor, walls that have been removed or added roof storeys can affect the structural system in unexpected ways. We make sure this distinction is made through an assessment by a licensed engineer, helping you avoid unnecessary expense.

01

When Does Strengthening Become an Issue in Newer Complexes?

In Yaşamkent, high-rise residential complexes, mid-rise apartment buildings and villa developments stand side by side. In buildings like these, the need for strengthening usually arises not from the building’s original state but from alterations made later.

Combining flats, enlarging living rooms or converting the ground floor to commercial use can create loads and openings that were never part of the design. If you have doubts about a neighbour’s renovation, getting an engineer’s opinion before taking the matter to the building management is the soundest course.

  • Flats renovated in breach of their approved plans
  • Ground floors and basements converted to a different use
  • Terraces, roof storeys or heavy equipment added later

02

What Is a Performance Analysis For?

A performance analysis is an engineering study that calculates how the building, as it stands, will behave under seismic loads. It is prepared by licensed engineers using the concrete and reinforcement data from a licensed laboratory. If the result is positive, no further work may be needed; if not, the strengthening design is drawn up using this data.

We step in once the design has been issued: we carry out the specified details such as CFRP and FRP strengthening, reinforced concrete jacketing or added shear walls, and then restore the opened-up surfaces and the interiors of the flats to their previous condition.

If you own a villa or a detached house in Yaşamkent, the decision process is much shorter, but the same technical sequence still applies. First comes a licensed assessment, then an approved design, and finally the works; we do not recommend skipping any step of this order.

Our Process

The Path We Recommend in Yaşamkent

01

Clarifying the concern

We listen to what is worrying you and examine the visible signs on site together.

02

Engineering assessment

If needed, we point you to the right place for licensed laboratory testing and a performance analysis.

03

A design, if required

If the analysis calls for strengthening, we wait for the design to be prepared by a licensed engineer and submitted to the municipality.

04

Works and repair

We carry out the approved design, then hand back the flat interiors and shared areas clean and tidy.

Our building is new; might it still need strengthening?

Not always. A building constructed in line with its design, whose structural system has not been touched since, may not need it. However, only an assessment by licensed engineers using data from a licensed laboratory can give a definitive answer.

Our downstairs neighbour may have cut into a column. What should we do?

Take this seriously and, as a first step, notify the building management in writing. A civil engineer needs to inspect on site whether a load-bearing element has been damaged; once a repair or strengthening design has been issued, we can take on the works.

Which organisation carries out the core test?

Core samples are taken and tested by licensed building materials laboratories. We do not carry out these tests ourselves; we advise you on what kind of organisation to approach and how to prepare.

What should we send to get a quotation?

If you have an approved strengthening design, send us that; if not, simply send the building’s address and a short description via WhatsApp. After the free site visit, we prepare our clear quotation.
