How Is the Decision on External Wall Insulation Made?
In apartment buildings, the external façade is a common area; so the decision on external wall insulation is a matter not for a single apartment but for the assembly of unit owners. The decision is made by the majority stipulated by the Condominium Law (Kat Mülkiyeti Kanunu) for thermal insulation and common-area works. To make sure the required majority and meeting procedure are applied correctly for your building, we recommend seeking the opinion of your management or legal adviser.
Our role in this process is to provide the technical information unit owners need to make a sound decision. The process usually runs as follows:
- A free survey of the building is carried out at the request of the manager or management board
- The current condition of the façade, thermal bridges and repair needs are reported with photos
- A quote with a clear scope is prepared, comparing material and system options
- We can attend the unit owners’ meeting to answer questions
- After the decision and contract, scaffolding, working hours and car park use are announced to residents

Multi-Block Projects with Complex Managements
In residential complexes with more than one block, external wall insulation is often divided into phases for reasons of budget and residents’ comfort. Together with the complex management, we plan which block will be done first, how the scaffolding will affect use of the garden and car park, and where materials will be stored. We notify the management in writing of the start and end of each phase and share progress through reports with photos.
