What would you like done to your building in Beysukent?
Beysukent is dominated by villas with gardens and low-rise residential complexes, and a significant share of the buildings have been in use for a long time. In buildings like these, construction work rarely stops at a single item: the roof, façade, windows, services and sometimes the structural system are all due for an overhaul at the same time. As a construction company in Beysukent, we plan these works in the right order and divide your budget into stages.
Right next to Konutkent, Beysukent is a short distance from our office. During long-running villa renovations we can be on site regularly and settle decisions face to face. With 20 years of experience, we also handle the technical and official side of works that require permits, such as extensions, additional storeys and structural strengthening.

Our Services
Our Areas of Expertise in Renovation and Construction in Beysukent
These are the works we come across most often during site visits in Beysukent; in a villa, several of them usually come up together.
Roof repair and re-laying
We renew villa roofs suffering from slipped tiles, leaks and heat loss, together with the timber and insulation layers beneath.
External insulation and window frames
By planning external wall insulation at the same time as window replacement, we reduce heat loss at the junctions.
Villa strengthening
For villa owners who want to be sure of their building’s safety, we carry out strengthening based on an assessment by a licensed engineer.
Extensions and additional storeys
If zoning rights allow, we design the extension once the load-bearing capacity of the existing building has been assessed by a licensed engineer.
Service renewal
In older villas we renew water supply, waste water and heating lines, and carry out natural gas alterations with the approval of an authorised company.
Comprehensive renovation of older buildings
From façade to floors, from services to interiors, we overhaul a worn building under a single work plan.

A Closer Look
The Right Order for a Villa Renovation
In a villa renovation, the order of works has a direct effect on the budget. An interior refurbishment carried out before a roof leak is fixed can be damaged in the first rainy season; a heating system renewed without façade insulation may not deliver the expected comfort. That is why, for work in Beysukent, we approach the building from the outside in.
During the site visit we note the roof, façade, window frames and services separately; then, together with you, we decide which work must be done first and which can be left for a later phase.
Dividing the budget into stages does not mean leaving work half-finished. When the roof and façade are completed in one phase and the services and interior are left for the next, the first-phase works are planned so as not to compromise the second: openings are left in the façade for service penetrations, and connections for future roof windows or solar systems are allowed for on the roof.
- First, the roof and waterproofing
- Then the façade, external insulation and window frames
- Next, services and heating
- Finally, interior surfaces

Extensions, Additional Storeys and Strengthening
One of the requests we hear most often from villa owners in Beysukent is to enlarge the house as the family grows. An extension or additional storey is only possible if the plot’s zoning rights allow it and the existing building can carry the additional load. The first step is to examine the zoning status; the second is to have the structural system assessed by a licensed engineer.
The assessment may show that the building needs to be strengthened first. The strengthening project is prepared on the basis of engineering calculations and goes through the municipal approval process; the necessary permits for the extension are also obtained from the municipality. As a contractor in Beysukent, we bring these steps together in a single work plan and explain from the outset what to expect at each stage.
In some cases it is possible to continue living in part of the villa during strengthening; this depends on the method used and the sections being worked on. We clarify this at the design stage and, if necessary, plan the work floor by floor or section by section.

Joint Decisions in Low-Rise Complexes
In low-rise complexes, works such as the roof and external insulation are carried out by decision of the complex management. Timing your individual apartment renovation to coincide with roof or façade work planned by the complex shortens the time spent on scaffolding, material handling and noise. For managements, we can prepare a clear quotation file showing the condition of the blocks and the work items, so that flat owners can make their decision knowing which work is being done and why.

Frequently Asked Questions
Can’t find the answer you are looking for? Give us a call — we will listen to your project and answer your questions right away.
0312 240 51 51As a construction company in Beysukent, do you take on roof work alone?
Yes, we also carry out roof repairs or re-laying on their own. During the site visit we check not only the covering but also the timber and insulation layers beneath. Since many leaks start at chimney and valley junctions, we overhaul these points as well.
Can we add a storey to our villa?
First the plot’s zoning rights are examined, then a licensed engineer assesses whether the existing building can carry the additional load. If both conditions are met, the design is prepared and work begins once the municipal permit has been obtained.
Can window replacement and external insulation be done separately?
They can; however, when planned together, the junction details around the windows are resolved more consistently and the scaffolding only has to be erected once. The position of the new frame within the wall also affects the continuity of the insulation; we assess this together during the site visit.
How do we find out whether our older villa needs strengthening?
The current condition of the building is determined through an on-site inspection by licensed engineers and the necessary tests. If strengthening is required, the project is prepared on the basis of engineering calculations and carried out after municipal approval.
Can we split the budget for renovation and construction work in Beysukent into stages?
Yes. We rank the works by urgency and prepare a phased quotation; works that protect the building come first, followed by those that improve comfort.
