Tell us about your kitchen project in Beysukent

When we talk about a kitchen renovation in Beysukent, the conversation often goes beyond the kitchen itself. The villas with gardens and low-rise homes in residential complexes here have been lived in for a long time; while the kitchen is being renewed, the plumbing beneath it, the roof above it or the window beside it may also be waiting for an overhaul. That is why, in our work on kitchen cabinets in Beysukent and kitchen design, we first look at the overall condition of the house and tackle the kitchen at the right time and in the right order.

At Çayyolu Architecture & Construction, we reach Beysukent quickly from our office in neighbouring Konutkent. With 20 years of experience, we bring cabinets, worktops, plumbing, ventilation and lighting together in a single programme, and on kitchen renovation projects in Beysukent we make it possible for you to proceed by splitting your budget into phases.

What We Offer for Kitchens in Beysukent Homes

The key topics in villas and homes in residential complexes:

    01

    Planning in the right order

If there is a roof leak or damp in the façade, we resolve that first and only renew the kitchen surfaces once the outer layers are sound.

    Roof renewal and retiling →

    02

Islands and breakfast nooks in villa kitchens

In spacious villa kitchens, we use an island or a dining nook to turn the kitchen into the place where the family gathers during the day.

Villa interior design in Beysukent →

    03

    Opening up an enclosed kitchen

If removing the wall between the kitchen and the living room is on the table, we do not decide until its load-bearing status has been confirmed by a licensed engineer’s assessment.

    04

    Renewing water and drain lines

We renew ageing water and drain pipes before the cabinets are fitted, and connect the sink and dishwasher to suit the new layout.

    Plumbing services →

    05

    Bespoke cabinets for old walls

On walls that are out of square, we install cabinets made from measurements taken on site rather than off-the-shelf modules.

    06

    Windows and ventilation

We plan the replacement of old timber-framed kitchen windows and the extractor hood outlet together with the kitchen design.

    A Closer Look

The Right Order of Work in a Kitchen Renovation

In a villa or a low-rise home in a residential complex, what affects the budget of a kitchen renovation most is the order of work. A new kitchen installed before the layers that keep out water and cold, namely the roof, façade and windows, have been sorted out can quickly be damaged by a leak from the ceiling or damp in the wall. That is why, during our site visits in Beysukent, we look not only at the kitchen but also at the roof space, the external walls and the area around the windows.

We establish the sequence together with you: first the outer layers, then the plumbing and wiring, and finally the cabinets, worktops and surfaces. If you would like to split the budget into phases, we take care to plan each phase so that it does not disrupt the next.

Another way to proceed in phases is to set priorities within the kitchen itself. For example, the plumbing and cabinet carcasses can be renewed in the first phase, while the splashback or decorative lighting can be left for a later phase. In that case, we plan from the outset so that the materials chosen in the first phase remain compatible with the pieces added later.

    • Checking the roof and façade before the kitchen
    • Renewing water, drain and electrical lines
    • Planning window replacement and the extractor hood outlet together
    • Fitting cabinets, worktops and surfaces last

New Cabinets in an Older Villa: Choosing the Style and Layout

Kitchen cabinet styles in Beysukent vary with the floor plan of the house. In villas, kitchens usually have a large window overlooking the garden and an enclosed layout. If the kitchen does not open onto the living room, a U-shaped layout within the existing room, or an L-shaped layout that dedicates the area in front of the window to the sink, gives the most efficient result. If the kitchen can be combined with a dining room, a peninsula placed in the middle of the combined space increases both the work surface and the dining area.

In low-rise homes in residential complexes, kitchens are more compact; here a galley or L-shaped layout is combined with wall cabinets that reach the ceiling. When designing kitchens in Beysukent, we look for a style that respects the period of the house: in garden homes with timber windows, country-style or simple classic framed doors fit naturally, while if the whole house is being renovated in a modern style, handleless doors and gola profiles are preferred.

    • A U-shaped layout in an enclosed kitchen, or an L-shape in front of the window
    • A peninsula in a combined dining area
    • Galley layouts and floor-to-ceiling cabinets in homes in residential complexes
    • Country, classic or modern door styles to suit the period of the house

Kitchen Cabinet Materials and Budget Items in Beysukent

In Beysukent, the budget is noticeably affected not only by the linear metres, door type, internal fittings, worktop type and thickness, and built-in appliances, but also by the removal and plumbing items. Because renewing water and drain lines is often unavoidable in older buildings, we show this item in the quote clearly and separately from the cabinets.

In a kitchen that will be used for many years, materials need to be chosen not only for their appearance but also for your maintenance habits. These are the differences we discuss most often over samples during site visits in Beysukent:

    • Lacquer: an elegant, silky and calm surface; it requires careful use to avoid knocks and scratches.
    • Acrylic: a glossy, smooth door that is easy to wipe clean; it stands out in modern renovations.
    • Vinyl-wrapped (membrane): offers suitable forms for framed country and classic doors; precautions against heat and steam are needed around the hob.
    • Laminate: impact-resistant, economical and long-lasting; a safe choice for family kitchens.
    • Carcass: moisture-resistant board against the risk of damp on old walls, with a back panel that leaves a ventilation gap.
    • Worktop: quartz composite offers stain resistance and easy maintenance, granite and natural stone offer heat resistance, and compact laminate offers slimness and economy; it is also important that the joints between worktop sections do not let water in.

Rebuilding the Kitchen in a Villa or a Home in a Residential Complex

In Beysukent villas, the kitchen often has a large window overlooking the garden, but the interior layout was designed as enclosed, following the habits of the period. The area in front of this garden-facing window is often the most valuable spot in the kitchen for the sink or a breakfast nook, so we start the layout from this point. When you want to open the kitchen into the living room or combine it with the dining room, whether the wall between them is load-bearing is determined by a licensed engineer’s assessment and structural calculations; no work is done on a load-bearing wall without this assessment.

In low-rise homes in residential complexes, timing the kitchen work to coincide with roof or external insulation work planned by the complex can shorten the period of scaffolding, material transport and noise. If the location of the hob or the combi boiler connection is going to change, the natural gas line alteration is carried out by an authorised company and the line is put back into use with the gas distribution company’s approval. In kitchen remodel projects in Beysukent, we build these technical approvals into the work schedule from the start.

On the electrical side, older buildings also have their limits. We have a licensed electrician run separate circuits for the built-in oven, hob, dishwasher and countertop appliances and, where necessary, rearrange the distribution board. When we complete this work before wall finishes and cabinet installation, the new surfaces do not have to be opened up later.

    Frequently Asked Questions

Can’t find the answer you are looking for? Give us a call — we will listen to your project and answer your questions right away.

    0312 240 51 51
There is a leak in the roof; should we renovate the kitchen first?

No. The source of the leak must be resolved first; otherwise, the new ceiling and cabinets could soon be damaged. To pinpoint the leak, we also check the roof space during the site visit, and we can place the roof work and the kitchen in the same work schedule, one after the other.

Do we need permission from the complex management?

Renewing cabinets and worktops inside a flat does not usually concern the management. However, if an extractor outlet on the façade, a change in the appearance of the windows or work on shared services is involved, the approval of the management and, where necessary, the relevant authorities is required. In such cases, we can also prepare a clear quotation file to be presented at the management meeting.

Can we remove the wall between the kitchen and the living room?

It is possible if the wall is not load-bearing. If it is load-bearing, no work is done without a licensed engineer’s assessment and structural calculations. We examine the condition of the wall during the site visit and keep you informed.

How much does a kitchen renovation in Beysukent cost?

The amount varies with the size of the kitchen, the cabinet and worktop materials, the scope of plumbing changes and any accompanying work. After the site visit, we present an itemised quote that sets the options side by side.

Would you recommend lacquer or acrylic for the kitchen in our garden home?

If you are considering a country or classic style, matt lacquer or vinyl-wrapped doors sit closer to the character of the house; lacquer requires careful use. If you want a modern, glossy look, acrylic is a practical choice thanks to how easy it is to clean. We recommend deciding by placing the samples side by side in the kitchen’s daylight.

Is it possible to renew only the doors and worktop without removing the whole kitchen?

It is possible if the carcasses are sound and the plumbing does not need renewing. In older villas, however, the pipes and valves under the worktop are often due for replacement; in that case, it makes more sense to overhaul the plumbing while the worktop is off. We check the carcasses and the plumbing together during the site visit.

What happens if the doors start to sag some time after installation?

Hinges and runners can settle with use; this is normal and is fixed by adjustment. We adjust all doors and drawers at handover, and if you notice any sagging afterwards, we schedule an adjustment visit as soon as you let us know.
