Tell us about your kitchen project in Ümitköy

In most of the homes we visit in Ümitköy, the kitchen is a room that has aged along with the house. The same family has prepared meals at the same worktop for years; the children have grown up and big family dinners have given way to different needs, yet the kitchen has kept its original layout. That is why, in our kitchen design in Ümitköy and kitchen cabinet projects, we first talk about how your habits have changed: Where do you have breakfast? How often do guests come? How much do you use the garden?

In the area’s residential complexes set among green spaces, its semi-detached and terraced houses with gardens and its mid-rise apartment blocks, kitchen renovation starts from different points. At Çayyolu Architecture & Construction, working from our office right next to Ümitköy and drawing on 20 years of experience, we bring cabinets, worktops, plumbing, wiring and lighting together in a single work programme and manage your Ümitköy kitchen remodel from start to finish with the same team.

What We Do for Kitchens in Ümitköy Homes

Priorities vary by type of home; below are the topics we deal with most often.

    01

A kitchen close to the garden

On the ground floor of terraced and semi-detached houses, we link the kitchen to the garden door and create a layout that makes serving outdoors easy in the summer months.

    02

Open-plan kitchen in a complex apartment

Before opening a closed kitchen up to the living room, we confirm through a licensed engineer’s assessment whether the wall in between is load-bearing.

    03

    Breakfast nook and peninsula

In kitchens too small for an island, we bring everyday dining into the kitchen with a peninsula or a breakfast nook set against the wall.

    04

    Pantry and tall units

By turning the space under the stairs or recesses in the hallway into pantry cupboards, we reduce clutter on the kitchen worktop.

    05

The right materials on damp floors

On garden floors we first identify the source of damp, then choose cabinet carcasses and floor finishes made from moisture-resistant materials.

    06

    Built-in appliances and services layout

We position the oven, hob and dishwasher according to your workflow and renew the water and electrical lines to suit this layout.

    A Closer Look

The Kitchen’s Relationship with the Garden in Terraced and Semi-Detached Houses

In Ümitköy’s homes with gardens, the kitchen is usually on the ground floor, in a corner of the living room or in a room near the entrance. Although the garden is only a few steps away, older layouts rarely created a direct link between the kitchen and the garden. Strengthening this link in a renovation — being able to step out onto the terrace with a tray without crossing the living room, or leaving a separate prep surface for summer meals — makes daily life noticeably easier.

The damp we encounter on garden floors also affects kitchen decisions. If we see blistered paint at the base of the wall or swollen skirting boards, we investigate the source of the damp before fitting any cabinets and, if necessary, schedule the insulation work ahead of the kitchen renovation. Otherwise, the back panels of the new cabinets can be damaged within a short time.

In terraced houses, the space under the stairs is often an unused volume as far as the kitchen is concerned. If it is close to the kitchen, turning it into a pantry, a broom cupboard or a storage niche for small appliances significantly reduces clutter on the worktop. For irregularly sized spaces like this, we make units to measure rather than using off-the-shelf modules.

    • A prep worktop close to the garden or terrace door
    • A second serving surface for summer meals
    • No cabinet installation until the source of damp has been resolved
    • Cabinet legs and plinth details unaffected by wet floors

Kitchen Cabinet Styles in Ümitköy, from Terraced Houses to Complex Apartments

In Ümitköy, kitchen dimensions vary considerably by type of home. Kitchens on the ground floor of terraced and semi-detached houses are generally larger and closer to square; here a U-shaped layout or a peninsula facing the garden door works well. In mid-rise apartment blocks, the kitchen is usually rectangular with a single window; in that case an L-shaped layout with a breakfast counter on the short leg gives the most balanced result.

In kitchen design projects in Ümitköy, most families who have lived in the same home for many years want a warm, timeless look. The country style — a simplified version of framed doors — suits the character of a garden home when combined with wood-textured surfaces. For those looking for a cleaner look, modern handleless doors with gola profiles are also a good option; when moving from a classic to a modern kitchen, we keep colour transitions soft to maintain harmony with the living room.

    • U-shaped layouts and garden-facing peninsulas in ground-floor kitchens
    • L-shaped layouts and breakfast counters in apartments
    • Wood-textured doors in a country style

    03

    Comparing Doors, Carcasses and Worktops

In Ümitköy, the price of kitchen cabinets depends on the total linear metres, the type of door, internal hardware such as drawer runners, hinges and pantry mechanisms, the type and thickness of the worktop, built-in appliances, and the removal of the old kitchen and any plumbing or wiring changes. If insulation work is needed because of damp, we show this item separately from the cabinets in the quotation. If you are planning a comprehensive kitchen renovation in Ümitköy, we also bring the work beyond the cabinets into the same quotation.

Damp on garden floors, and knocks and frequent cleaning in busy family kitchens, set the priorities for material selection. These are the options we compare most often on projects in Ümitköy:

    • Lacquer: silky to the touch; it should be used with care to avoid knocks and scratches.
    • Acrylic: its glossy, smooth surface is easy to clean with a damp cloth.
    • Membrane (vinyl-wrapped): suits country and classic door styles; doors near heat and steam sources need a protective detail.
    • Laminate: impact-resistant, economical and long-lasting.
    • Carcass: on garden floors we use moisture-resistant board and a raised plinth.
    • Worktop: quartz composite is stain-resistant and low-maintenance; granite or natural stone withstands hot pans but needs periodic care; compact laminate is a slim, economical solution.

Open-Plan Kitchens in Apartments and Complex Flats

In Ümitköy’s mid-rise blocks and complex apartments, the most frequent request is to open a closed kitchen up to the living room. Although this conversion makes the apartment feel more spacious, no decision can be made without knowing whether the wall in between belongs to the building’s load-bearing system. For a load-bearing wall, a licensed engineer’s assessment and structural calculations are essential. If the assessment shows that the wall should not be touched, there are also solutions that visually unite the two spaces through the worktop, lighting and colour scheme.

In an open-plan kitchen, the hob is now much closer to the living room sofas and curtains. That is why we plan whether the cooker hood will vent to the exterior wall or to the existing flue, and exactly where the hob will sit, together with the decision to open up the kitchen. If the position of a gas hob is to change, the line alteration is carried out by an authorised company, and the line is not put into service without the approval of the gas distribution company.

Lighting in an open-plan kitchen also requires thinking about both spaces together. We plan shadow-free task lighting over the worktop, a warmer pendant over the peninsula or breakfast nook, and dimmable general lighting on the side facing the living room. We have these circuits and the separate lines needed for built-in appliances installed by a licensed electrician, and during the site visit we check whether the existing consumer unit can handle the new load.

    05

Connecting the Kitchen to the Rest of the Home

In homes that have been lived in for years, once the kitchen is renewed, the adjoining living room or hallway can suddenly look dated. That is why, in kitchen design projects in Ümitköy, we recommend considering flooring, door and lighting decisions together with the neighbouring spaces. If you would like to spread the budget over stages, we can also set up a sequence that tackles the kitchen first and the living room next; what matters is that the materials chosen in the first stage are compatible with the second.

If you are considering a renovation of the whole home, you can find our general approach on our home interior design in Ümitköy page. For a free site visit, call us on 0312 240 51 51, send a few photos of your kitchen on WhatsApp or fill in the form.

    Our Process

The Steps of a Kitchen Project in Ümitköy

    01

    Site visit and measurements

We measure the kitchen and note the condition of damp, services and walls on the first visit.

    02

    Drawings and visualisation

We prepare the plan and cabinet elevations with 3D visuals and refine them together according to how you use the kitchen.

    03

    Samples and material approval

We compare door, carcass and worktop options using samples and submit an itemised, priced quotation for approval.

    04

    Infrastructure and production tracking

While the cabinets are being produced, damp treatment, water, electrical and gas works are completed by authorised teams after the old kitchen is removed.

    05

    Installation and worktop template

Once the carcasses are installed, a worktop template is taken and the worktop is fitted.

    06

    Door adjustment and handover

The kitchen is handed over after doors, drawers and appliance connections have been checked.

    Frequently Asked Questions

    0312 240 51 51
Is it possible to open the kitchen directly onto the garden in our terraced house in Ümitköy?

Creating a new door in the façade or converting an existing window into a door may affect the load-bearing system and the façade. Such changes require a licensed engineer’s assessment and, if necessary, the municipal and complex management procedures are followed. If a solution is possible using the existing openings, we recommend that first.

Our garden-floor kitchen is damp; can we still have cabinets made?

The source of the damp must be identified first; cabinets installed before the source has been resolved can be damaged in a short time. If necessary, we schedule the insulation work before the kitchen renovation and choose moisture-resistant board for the cabinet carcasses.

Can we change the position of a gas hob?

Yes, but only an authorised natural gas company can extend or relocate the line, and the line is put into service with the approval of the gas distribution company. We build this process into the work programme from the outset.

Can we renovate just the kitchen and leave the living room for later?

Yes. For those who prefer to proceed in stages, we choose the flooring and lighting with the second stage in mind, so that when the living room is renovated the two spaces remain in harmony.

What determines the price of kitchen cabinets in Ümitköy?

The main items that determine the price are the linear metres of cabinetry, the door material, internal hardware, the type and thickness of the worktop, built-in appliances, and removal and plumbing or wiring work. If damp-proofing is needed on a garden floor, that is also taken into account separately. After the site visit, we prepare a written quotation that shows each item separately.

Should we choose quartz composite or granite for the worktop?

Thanks to its non-porous structure, quartz composite does not stain and is easy to care for day to day; however, very hot pans should not be placed directly on it. Granite and natural stones are more heat-resistant, but the surface needs periodic maintenance. In homes where cooking is frequent, we recommend comparing the two options on samples before deciding.

Can we keep the carcasses and replace only the doors and worktop?

Yes, if the carcasses are sound, the hinge positions are intact and they have not been affected by damp. In that case the new doors are sized to the existing carcasses, and the worktop is fitted after a new template is taken. On garden floors we pay particular attention to checking the lower part of the carcasses.
